STR Global Unlocked Podcast | Episode 34
In this episode of STR Global Unlocked, I sat down with Sab Mulligan from Zzzing, Arnon Cavaeiro from Arbio, and Chris Sorensen from Landfolk to discuss what it actually means to build an AI-native property management company.
Not in theory. Not as another shiny chatbot.
But inside real operations, real guest communication, real PMS structures, real distribution challenges, and real scaling decisions.
What became clear very quickly is that AI is not just another tool you add on top of a broken business.
If your processes are messy, AI will only make the mess faster.
If your data is fragmented, your systems disconnected, and your hospitality standards unclear, automation will not fix the foundation.
But when AI is embedded into the way the business actually works, it can change how teams communicate with guests, how operations are managed, how companies scale into new markets, how PMS systems are used, and how property managers think about direct bookings, OTA dependency, and future travel discovery.
For me, one of the biggest takeaways was this: The future property management company will not be defined by how much technology it uses. It will be defined by how well it combines automation with human hospitality.
Because even in an AI-native world, the real asset of this industry is still trust, relationships, guest experience, and the ability to create memorable stays.
If you want to understand how leading operators are already thinking about AI, operations, PMS strategy, distribution, and the future of hospitality, this episode is worth watching.
Best,
Simon
PS: If your business is the one in this episode, growing but losing margin to platforms, and you want a direct read on your distribution position, that is the work I do one to one with operators. If it is relevant, book a call with me here. No pitch. Just a straight conversation about where your business is.

CLOSING THOUGHTS
The very nature of vacation rentals is what makes them one of the more complex options within hospitality. There are many variables and many opinions.
That is why many people bet on technology to make managing them easier. But it is not about simply piling on new technology. It is about educating your partners and understanding that humans are still essential, especially at the last mile.
